Northern NSW Tyalgum Hotel for sale by JLL Hotels

JLL Hotels & Hospitality Group is delighted to offer for sale the full ownership interest in Tyalgum Hotel in Tyalgum NSW.

The popular venue comes to market following strong interest in the hotel with several unsolicited offers made in the past year alone. Long-term publican Peter Bell sees buoyant market conditions as an opportune time to sell, particularly with regional NSW continuing to attract private hoteliers and big syndicates looking for scale. Mr. Bell has exclusively appointed JLL executive Greg Jeloudev and JLL vice president Mark Walsh to offer the marketing venue via a private treaty process.

The Tyalgum Hotel enjoys a diverse revenue stream comprised of gaming, accommodation, and strong food and beverage sales. The opportunity includes 5 prized gaming machine rights and 14 very busy lodging rooms. Being the only licensed establishment in Tyalgum to allow take-out sales, the place enjoys a strong trade throughout the year. There is an on-site swimming pool and an extensive beer garden which complements the indoor facilities. Band 1 zoning allows for a larger scale to increase the gaming proposition which can be further enhanced with an approved smoking lounge. In addition, a large plot of 4,326m² offers development potential with favorable planning regulations of 2:1 FSR and a height restriction of 13.6m.

Located in the magical hinterland of Tween, Tyalgum is a picturesque place about 20 minutes west of Murwillumbah. Originally known as an old cedar mill village, Tyalgum has a strong agricultural sector consisting mainly of dairy and beef cattle production, as well as alternative crops including coffee. The area has seen strong residential growth, with sustainable living being a key feature for new residents. Tyalgum is aiming to be the first town in NSW to completely disconnect from the national energy grid.

JLL executive Greg Jeloudev quotes the inimitable location and diversity of trade will pique the interest of suitors, as freehold opportunities in northern New South Wales continue to be scarce.

Mr. Jeloudev commented, “The healthy mix of commerce, pristine location and substantial land holdings are sure to attract a wide range of buyers with expected interest from new entrants, private hoteliers and larger union groups. The greens offering continues to drive the value of regional hotels, with sites in northern New South Wales in particular demand.

The freehold interest in the Tyalgum Hotel is offered for sale via a private treaty and is available for immediate purchase. To receive a copy of the memorandum of information, the contract of sale, or to arrange an inspection all interested parties, the parties should contact the exclusively named.
