Plans are underway for the Eau Claire hotel to be transformed into apartments


EAU CLAIRE, Wisconsin (WEAU) – Developers call to turn Campus View Inn & Suites into apartments.

On Monday, the Town of Eau Claire Planning Commission voted unanimously to approve a request to rezone the property at 809 Clairemont Avenue, advancing the proposed plan.

Developers at River Valley Architects say the hotel’s apartment renovation could help alleviate the need for more affordable living in Eau Claire and housing university students. The plan foresees a total of 87 apartments: 7 T2, 28 T2 and 52 studios. At Monday’s meeting, Robb Majeski of Compass Real Estate Management said the rent would range from $ 705 to $ 1,395 per month.

Parts of the hotel parking lot and swimming pools would be converted into green spaces. Commercial buildings attached to the hotel would be demolished, forcing O’Leary’s pub and Mancino’s.

In a proactive move, Mancino owners Samantha and John Biwer announced their intention to relocate and close its Clairemont Avenue location in September.

“We were super sad,” Samantha said. “We like to be near Clairemont Avenue near the university, the medical community, the technical college. Many of our employees can walk from the dormitories, the sports field and we are centrally located for deliveries. “

However, the owners are grateful for the support of the community after their announcement. They have yet to say where the new location will be and when it will open.

“We’ve always been very successful here and we’ve had a great staff, the community has been very supportive of us, so we really want to reopen and continue Mancino’s,” said John.

The owner of O’Leary’s pub says he’s waiting for renovation plans to become official before announcing next steps.

The developers have yet to say what they will do with the commercial space. A plan is expected to be adopted by the plan commission, but they say the initial priority is to renovate the hotel.

Once built, the apartments will be managed by Compass Management.

If the plan is approved by the city council at its July 27 meeting, the developers want to start construction as soon as possible with a goal of having the apartments completed by fall 2022.
