Plans to convert former Durham home into spa


A small hotel bids to secure its future by submitting plans to create a spa in an adjacent property.

The owners of Hallgarth Manor House, near Durham City, said the business had struggled in recent years – also not helped by the pandemic – and planned to develop a property on the hotel grounds, The Orchard, into a spa.

Proposals for the scheme have been submitted to Durham County Council.

The Orchard is a large, five-bedroom, two-storey property which the claimant claims would secure the long-term future of the hotel.

The existing property is of a contemporary open concept design which is not in harmony with the adjacent properties.

Due to the open nature, it lends itself to simple conversion.

In the area there is competition with other hotels, such as Ramside, all of which offer visitors spa facilities.

The conversion will be used as a method to attract more tourists and permanent visitors.

The Orchard is located south of Hallgarth Manor, currently accessible via a large driveway connected to Hallgarth Lane.

It was previously occupied as a family home set over three floors, with an open-plan living room and kitchen that extends into a conservatory.

Spa plans include a beauty salon, plunge pools, and relaxation pools, as well as treatment rooms.

The proposed ground floor includes the main spa facilities. The entrance to the spa is located on the east side of the plan, it leads to a reception/bar area.

After entering through here, visitors will have the option of going to the café in the veranda, using the beauty salon or using the spa facilities. Spa equipment will include a sauna, steam room, whirlpool, ice room, aromatherapy room with lounge chairs surrounding the rooms.

The existing folding doors open the space that connects it to the garden.

The first floor is where the majority of the treatment rooms will be, along with four treatment rooms, one of which is en-suite; two shower cabins, a toilet and a sunny terrace and a juice bar. The second floor is in the roof of the building. There are two rooms – a yoga room and a dark rejuvenation room.

The Orchard will be accessible from the Manor along a path reinforcing the safety of users.
